Real Estate Agent Massachusetts and the Internet – How to Buy and Sell Real Estate Today

Ten years ago, a search for real estate would have started in the office of a local real estate agent Massachusetts or by just driving around town. At the agent’s office, you would spend an afternoon flipping through pages of active property listings from the local Multiple Listing Service (MLS). After choosing properties of interest, you would spend many weeks touring each property until you found the right one. Finding market data to enable you to assess the asking price would take more time and a lot more driving, and you still might not be able to find all of the information you needed to get really comfortable with a fair market value.

Today, most property searches start on the Internet. A quick keyword search on Google by location will likely get you thousands of results. If you spot a property of interest on a real estate web site, you can typically view photos online and maybe even take a virtual tour. You can then check other Web sites, such as the local county assessor, to get an idea of the property’s value, see what the current owner paid for the property, check the real estate taxes, get census data, school information, and even check out what shops are within walking distance-all without leaving your house!

While the resources on the Internet are convenient and helpful, using them properly can be a challenge because of the volume of information and the difficulty in verifying its accuracy. At the time of writing, a search of “Denver real estate” returned 2,670,000 Web sites. Even a neighborhood specific search for real estate can easily return thousands of Web sites. With so many resources online how does an investor effectively use them without getting bogged down or winding up with incomplete or bad information? Believe it or not, understanding how the business of real estate works offline makes it easier to understand online real estate information and strategies.

The Business of Real Estate

Real estate is typically bought and sold either through a licensed real estate agent Massachusetts  or directly by the owner. The vast majority is bought and sold through real estate brokers. (We use “agent” and “broker” to refer to the same professional.) This is due to their real estate knowledge and experience and, at least historically, their exclusive access to a database of active properties for sale. Access to this database of property listings provided the most efficient way to search for properties.

The MLS (and CIE)

The database of residential, land, and smaller income producing properties (including some commercial properties) is commonly referred to as a multiple listing service (MLS). In most cases, only properties listed by member real estate agents can be added to an MLS. The primary purpose of an MLS is to enable the member real estate agent Massachusetts to make offers of compensation to other member agents if they find a buyer for a property.

This purposes did not include enabling the direct publishing of the MLS information to the public; times change. Today, most MLS information is directly accessible to the public over the Internet in many different forms.

Commercial property listings are also displayed online but aggregated commercial property information is more elusive. Larger MLSs often operate a commercial information exchange (CIE). A CIE is similar to an MLS but the agents adding the listings to the database are not required to offer any specific type of compensation to the other members. Compensation is negotiated outside the CIE.

In most cases, for-sale-by-owner properties cannot be directly added to an MLS and CIE, which are typically maintained by REALTOR associations. The lack of a managed centralized database can make these properties more difficult to locate. Traditionally, these properties are found by driving around or looking for ads in the local newspaper’s real estate listings. A more efficient way to locate for-sale-by-owner properties is to search for a for-sale-by-owner Web site in the geographic area.

What is a REALTOR? Sometimes the terms real estate agent and REALTOR are used interchangeably; however, they are not the same. A REALTOR is a licensed real estate agent who is also a member of the NATIONAL ASSOCIATION OF REALTORS. REALTORS are required to comply with a strict code of ethics and conduct.

MLS and CIE property listing information was historically only available in hard copy, and as we mentioned, only directly available to real estate agent Massachusetts members of an MLS or CIE. About ten years ago, this valuable property information started to trickle out to the Internet. This trickle is now a flood!

One reason is that most of the 1 million or so REALTORS have Web sites, and most of those Web sites have varying amounts of the local MLS or CIE property information displayed on them. Another reason is that there are many non-real estate agent Massachusetts Web sites that also offer real estate information, including, for-sale-by-owner sites, foreclosure sites, regional and international listing sites, County assessor sites, and valuation and market information sites. The flood of real estate information to the Internet definitely makes the information more accessible but also more confusing and subject to misunderstanding and misuse.

Staging Your Home When There Are Lots of Massachusetts homes for sale

When you are putting your home on the market, it must look its best. What are some tips that you can follow to make sure that your home is competitive with other comparable Massachusetts homes for sale
in your town?

If you are considering staging your house yourself, there are several things that you will need. One of the most important things you will need is storage space so that you can remove the unnecessary things from your home. A couple of other things that come in handy to make your home unforgettable to potential buyers is attractive furniture and cleaning products so that it can be sparkling clean.

Before it can be cleaned, all clutter needs to be removed. This will help you spot the dirt and areas in the home that need to be fixed up. This is cleaning up all the papers, magazines, and other items that may be laying around on tables and counters so that potential buyers can see how much available counter space your house has. Other things that you should remove during this process are rugs and personal pictures so that buyers can imagine it with their own possessions in it.

Once all the clutter has been removed, you should fix up any areas of the residence that need to be repaired, such as cracks or holes in the wall, broken tiles, and faucets that leak. It is during this time that you should paint each room to a neutral color to help the buyers feel more comfortable and not distracted.

Once your clutter has been removed and repairs have been done, you should deep clean it so that it is spotless. For this, you could hire a carpet cleaning company and professional cleaners to make sure that your grout, tile, and windows look immaculate and that your house can compete with other Massachusetts homes for sale in your area.

Another important thing that you need to do to make your home competitive on the market is the proper placement of furniture. You want to avoid having all your furniture along the wall and you should remove large furniture so that the room looks larger.

Finally, you should make the house look good from the outside too. This is done by edging and cutting the grass and making sure that all the shrubs surrounding the house are neatly trimmed. Because this is what the buyers see first, if it does not look good, they may not even go inside.

When your home is ready, you need to have an open house so that potential buyers can walk through it and compare it to other Massachusetts homes for sale . Sometimes having fresh cookies or fresh flowers on the counter can make it more inviting. Just remember that taking time to prepare your home may help you sell your house faster.

How to Sell a House Through the Sense of Smell

People don’t just have the sense of sight but also four other senses that are being used every day. The sense of smell is one, which you can focus on when selling a property or staging an open house. A fragrant perfume, the aroma of bread and the smell of coffee affect people unknowingly. Don’t you just want to buy that piece of bread selling at a nearby bakery that you can smell from a distance? Thus, the sense of smell and selling a house are connected in many ways. Here are some tips on how to sell a house by targeting the sense of smell.

· Clean the house to get rid of bad odors. A house that is unclean may have a lingering smell brought about by pets, food and garbage. Covering up a bad stench by spraying perfume may not really solve the problem. Thus, cleaning the house to eliminate bad odors is a good start in attracting people to buy a house. Take away the trash, change the sheets, scrub the floor clean and clean the toilet. Focus on areas where stench is the strongest. Cleaning gives you a lot of benefits. You not only take away bad odors but also make the house more visually appealing.

· Choose natural fragrances. A heavy perfume such as those found in air fresheners may not exactly be a good idea as they often come out too strong. Instead use natural, light and neutral aromas. Essential oils placed inside vaporizers are good choices as these fragrances often make people feel good. Two good choices are eucalyptus and lavender essential oils. A house that smells very refreshing can encourage a person more to buy it.

· Bake chocolate chip cookies or bread with cinnamon. Doesn’t the smell of chocolate chip cookies just make your mouth water? This kind of smell also reminds people of the soothing comforts of home; thus, making a house more appealing. Bake cookies or bread before your guests arrive in order to effectively how to sell a house. Serve the cookies as well to your guests together with refreshing drinks.

· Use freshly washed sheets and towels. Have you noticed that unused sheets or sheets that are newly bought have a certain smell that can turn people off? Thus, comforters that are newly dry cleaned or sheets that are freshly washed are better alternatives in dressing up a bed.

· Use a product that removes the smell of paint. If you’re selling a house that is newly painted, chances are high that the smell of paint may still be there. This may be a real turnoff especially to those who find the smell of paint revolting. Find products that you can use to absorb the smell of paint. Ask suggestions from hardware stores or use items in your kitchen such as vinegar, onion and charcoal.

Oftentimes, people buy property that makes them feel good for unexplained reasons. This is because a person’s 5 senses affect his decision-making process without him knowing it. The sense of smell, for instance, can bring about a feeling of nostalgia and comfort that should never be underestimated. It triggers good emotions and memories that can really help how to sell a house. Through the sense of smell, you may be able to find a buyer for your house more quickly and get fast return on your investment.

Self Improvement advice # 1: One key to self-improvement is to LISTEN and TALK to a trusted friend. Get somebody who you feel comfort in opening up with even the most gentle matters you desire to talk about. Ask him questions like:

“do you believe I’m ill-mannered?”

“Do I always sound so argumentative?”

“Do I talk too loud?”

“Does my breath smell?”

“Do I ever bore you when were together?”….

In this manner, the other person will plainly think that you’re interested in the process of self- improvement, Personal development and growth. Listen to his comments and criticisms and don’t give him replies like “Don’t overdo! That’s simply the way I am!” Open up your mind and heart also. And reciprocally, you might need to assist your friend with constructive criticism that will also assist him to better him self.

Self Improvement advice # 2: Start Building up your self confidence, Never think of yourself as a failure, always think Positive. Self Improvement advice # 4: Always Help other people any way possible and try to bring smiles to people face especially When they find them so down and low about themselves, help them rise up on their feet. Do not sink with them. They will pull you in down more and both of you will wind up experiencing deficient.

Self Improvement advice # 5: Learn from your mistakes (very important and crucial for self-improvement and personal development and growth). Self Improvement advice # 10: When you are conformable to accept changes, improvement and development in your life and go through the process of self-improvement, it does not mean that everybody else is also on the track of improvement and personal development. The world is a place where you will find people of different values and attitude. Sometimes, even if you think you and your best friend always like to do the same thing together at the same time, he would most probably refuse an invitation for self-improvement.

Self Improvement advice # 11: Before ordering other people some manner on self-improvement self esteem or how to develop themselves, let them see that you yourself is a representation and a product of self-improvement. Self improvement creates us improve people, we then inspire other people, and so the rest of the humanity will follow.

Accepting your true self is the initiative to self-improvement personal development and growth. We should stop doing comparison of ourselves to others simply to discover at the end that we’ve found ten additional reasons to envy them.

Self Improvement advice # 13: We should better always think that there’s no such thing as ‘over night success’. Its always a tremendous feeling to hang on to the things that you already have now, realizing that those are just one of the things you once longed-for.

Self Improvement advice # 14: A very nice quote says that “once the pupil is prepare, the instructor will come out.” We’re all here to learn our lessons. Our parents, schoolteachers, admirers/friends, fellow worker, officemates, neighbors… they’re our instructors. “Learning to love yourself is the greatest love of all.”

Confused? Here Are the Different Business Ideas You Can Start

We all like the idea of having control over our time, working when we want and how we want to, and doing things at our own pace. These are good reasons to start your very own business. Then again, you may wonder what kind of business you should go into.

Well, there are actually a lot of business ideas out there. It’s up to you to decide what’s best for you. Just know that some businesses can give you heaps of profit, while others are only good for adding some cash to the income you already have. But whatever your goal may be, here are five business ideas for you to choose from.

Part-Time Businesses

Many people who want to start their own businesses also are employed. This means they cannot devote all of their time for their businesses. If you happen to be one of those people, consider starting a part-time business. The good thing about this is that you have full control of everything. You can set the standards, operating procedures, and targets yourself. Having a part-time business also involves having only a few staff, making management and performance monitoring easier. However, you need to really make time for the business, otherwise it will die out sooner than later. Also ensure that you don’t just treat it as a hobby. Treat it seriously, and it will seriously reward you soon enough!

Home-Based Startups

Thanks to the internet and mobile technology these days, your business may no longer need an office. You can run them from anywhere – even from your house! Many business ideas these days are based solely online, so it’s wise to cash into this trend yourself.

You could run a business based on the skills you have. For example, if you have a knack for graphic design, you can set up an online graphic design business. You may need to invest on some equipment, like a graphics tablet or better parts for your home PC. Even then, this is still a small investment compared to the capital you need for franchises and bigger businesses.

Low-Cost Businesses

If you’re a new entrepreneur on a tight budget, don’t worry. There are businesses that you can start for under £10,000 these days. There are even some that you can start without any capital outlay. Most probably you already have a PC or laptop, so you can start out being a freelance copywriter. If you have teaching experience, you could offer services as a personal tutor. And if you have a penchant for design, you can run a small graphic design business from home, just like the example above. Other good areas to start a business include green (environment friendly) industries, online advertising, and online retail.

Franchises

Running a franchise means you have to commit to it full-time. It is expensive, after all, so you don’t want your sizeable investment to go to waste. Despite the hefty price, there are some great advantages to it. One is the support and training you get from big-name brands. Another is their proven business model; you just have to follow it to get the franchise going. Additionally, you have the brand’s popularity to go with you. This means you don’t have to spend too much time on advertising and promotion, because the brand has already made a name for itself in the global market. The people who already know about the brand (and that’s a lot of people) serve as your client base as well.

Buying an Existing Business

This has a lot less risk than starting a new business from scratch. But of course, you have to make sure that the business you’re about to buy is legal, sound, and has the potential to give good returns. Most importantly, make sure that you can call it your own. After all, your objective is not to buy a job in a different company; you want to buy the proper business. If you can’t take charge of it, then it’s just as if you were working for another boss.

Just like in franchising, the business you will buy already has an established business model and client base. That takes a lot of the weight off of you, and you can focus on providing great quality and service to your customers. But unlike a franchise, you do not have to conform to a system; you can create your own rules. The legal rights to all aspects of the business are yours. You are free to run the business however you want to. You can even go as far as rebranding the business, which is really a way of calling it your own.

Do you now have an idea of what business you can start? Depending on your budget, your skills, what you take pride in doing, and your goals in the future, there will always be a business idea that’s just right for you. Starting your own business is also the best way to become financially free, so better get going as early as you can!

Do You Want Less Stress & More Success?

“If I have to spend One more second in his presence, I’m going to kill him!”

How many times have you heard that from a friend, spouse or co-worker about their boss or another co-worker?

For some people, stress is categorized differently. Some, the thought of having to go to work and listen to the sound of your Boss’s voice gives you anxiety.

For others, it’s the fact that the end of the money comes before the end of the month.

Whatever it is for you, I’m going to try to get you on the fast track to Less Stress & More Success.

1) Passion: You need to figure out what it is you truly love to do. You’d be surprised, there are people making obscene amounts of money doing some of the most absurd things.

I’m not kidding, I think there is actually a T.V. show about it.

The problem is, most people find themselves going to a Job they truly can’t stand. You sit there all day wishing you were doing something different.

This usually leads to activities like solitaire and Facebooking all day instead of actually producing any kind of results at work.

On the other hand, there are the fortunate people who have decided to make there life’s passion their career.

These are the people who seem to always be working, even when it seems like they are playing. Please know that if this is not you, it can be simply by making the decision.

2) Mentor: Life is SO much easier when you’ve got a mentor to help you along the way. This is easier than you might think.

It doesn’t need to be someone who you know personally and have the ability to see everyday. This can come in the form of an industry leader or simply someone you respect that has books, articles or blogs you can read and study.

Don’t try to go at this alone. Those who have come before you have already screwed up where you are about to. Do yourself a favor and take their advice.

3) Thoughts & Actions: Don’t fight your thoughts. You know what you should be doing. It’s those who take action on their thoughts that always seem to have the most success.

If you’re sitting there and a great thought comes to you..DO IT! This is what’s known as the creative process.

Keep in mind, Fate Favors the Bold. So when you get that feeling in your stomach that you should, or shouldn’t, do something, listen to it and by all means ACT!

Even if you aren’t sure how or why, you need to ACT. You will never get to where you want to go by simply thinking your way there.

Remember, we’re talking about Less Stress & More Success. What do you think will feel better..taking massive action or wishing you would have. I can tell you right now regret will always leave you stressed.

4) Discipline & Structure: These two words seem to turn off the majority of people. When in actuality these two words will set you free!

Personally I keep myself on a 6-8 work schedule (sometimes it’s a lot more but this is average). During those hours I have highly prioritized Money Making Activities scheduled.

My email and phone DO NOT qualify as Money Making Activities (Until it’s TIME to call or email clients).

On top of that, I break my hours into 50 minute blocks. This allows at least two things:

I know for a fact I will accomplish at least 6-8 highly prioritized tasks throughout the day. And, by giving myself 50 minutes, I have no time to mess around doing some B.S. that drains my time.

Tomorrow, monitor yourself. It’s been researched that in an 8 hour day an employee does less than 2 hours of actual work!

“C’mon, there was a game last night I need to talk about, Lindsey Lohan got put in jail, my best friend just put new pics on their Facebook page, Kevin Trudeau is going back to Jail,” etc, etc, etc.

And you wonder why people are stressed about income and freedom!

This Life and all Business opportunities are journeys. These journeys should be enjoyed. Take the time to set yourself up to win and you will most certainly be living a life and/or operating a Business with Less Stress and More Success.

How to Make Money Into More Money, Working Part-Time

Dealing with the undertaking of how to make money into more money, particularly if you want to do this via the prospect of working part-time, can be somewhat of a challenging task that lies ahead, particularly because you will probably have to shift away from your comfort zone, change your frame of mind and engage in some peculiar ways of going about your income generation chores.

Assuming you are starting from an absolute standstill and you have nothing by way of startup capital, the first part of your journey will be very laborious and can indeed be considered to comprise out of a lot of chores.

The initial stages, of your journey to wealth and financial liberation, will probably be the hardest bit of the race, but you have to remember that it is a marathon rather than a sprint and, although you might have to pace yourself like a long-distance runner, your hardest bit of running will be done very early on.

If you are indeed starting from absolutely nothing, you are in for some physical labor, which can be tiresome and boring to say the least. You will have to be prepared to engage in earn-per-action chores, which manifest as part-time income opportunities and they can include the likes of data entry, cold calling, admin work like filing and filling in records, amongst a very long list of other things.

Where do you find such jobs though? The internet is a good place to look as this opens up a bigger world from which to choose. Be careful of a lot of false claims though, as the internet ladled with a lot of scams that make groundbreaking claims, only to have you operate as an affiliate marketer, whereas you had to pay some sort of joining fee.

Affiliate marketing in itself isn’t bad at all, in fact it can be quite lucrative, but it is often sold under the guise of an income opportunity like email processing or data entry, acquiring you to pay some sort of joining fee upfront for something you could otherwise access for free.

Affiliate programs are generally free to join and the only payment you will have to make is on the predetermined split percentage the vendor takes from each sale made by you, so you essentially pay nothing out of your own pocket.

While some home income programs will essentially come with some sort of joining fee, it should never be too much and you should get some value out of the joining fee you pay — elaborate value. If you feel as if you’re joining fee was spent in vain, then you are not likely to make a success out of the said program you have now become a part of.

That inner voice exists for a reason and most times it speaks the truth, so if anything sounds too good to be true, don’t invest your hard-earned MORE MONEY into it.

Once you have found a rock-solid petty cash hole, which enables you to generate a constant flow of income, albeit while you have to work for every dollar, you will continue and put some away for investments and then gradually make the transition from working full-time, to part-time and eventually totally earning from passive investments.
